I would have to call myself something of advertising and I really enjoy it when someone does it well. I like a good play on words and people or companies that have a little fun. For some reason that connects with me.
Recently I saw a commercial for a real estate company that explained their ability to sell homes faster and for more money than their competitors. They accomplish this as they explain, by not going the traditional route of looking at sold homes in the community but rather through their own method of predicting what a home is worth now that prices or rising. They can accurately predict what a home will sell for not based on homes that have closed, but by future value. This future value is of course the result of rapidly rising prices in the area and they are the only company with the ability to find this future price through their cutting edge pricing techniques.
Well I would like to announce that you now have another option for this type of service here in Columbia, SC. I just bought myself a new crystal ball so that I too can accurately predict the future.
I make fun of the situation a little, but the truth is this, no one can predict the future or ensure the future value of your home. The reason that agent look at past sales to gauge price is because those homes have closed at that value. This means that homes comparable to those homes that close at a similar value will also appraise.
Everyone wants to make the most off selling their home and trust me, we as real estate agents want to sell your house for the highest price we can. But that only works if you price it the right way. I know that no one wants a lecture about being responsible, but when it comes to pricing a house for sale, that's exactly what you need to be.
