Lake Carolina is a master planned community in Northeast Columbia, SC. Voted by the readers of the State Paper as the best community in Columbia, SC several times, Lake Carolina homes start in the 100's and reach past one million for some of the custom built lakefront estates.
Home ownership in Lake Carolina offers an unparalleled opportunity to to enjoy amenities such as parks, green areas, a town center, and award winning Richland Two Schools all within the community itself not to mention the 200 acre man made lake at the heart of Lake Carolina.
Lake Carolina Lifestyle and Amenities
Lake Carolina boasts world class amenities present throughout the roughly 1,850 acre well landscaped development. Miles of lighted walking trails follow along the main road that stretches from one side of Lake Carolina to the other. Jeep Rogers YMCA sits on one end of the community off of Kelly Mill Road allowing residents close poximity to a gym they can join for access to an indoor Basketball Courts, indoor pool, tennis courts, wellness room, soccer fields, and much more.
Hiking trails through the woods and along the Lake Carolina itself invite residents to journey at their own pace and explore the outdoors. Multiple playgrounds throughout Lake Carolina make it easy to find a spot for the little ones to play at almost every section of the community. A pool membership allows access to 2 community pools, The Harborside pool located in the Harborside community just behind the fountain at the main entrance of Lake Carolina and The Centennial pool located in the Centennial section of the neighborhood. Each pool also has playgrounds next to them and covered areas with built in grills that can be rented during the pool season for events.
Lake Carolina also has green spaces galore sprinkled throughout the neighborhood. Anything from random small areas with swings and benches to full blown parks. Market square located in the town center is a large rectangle shaped park near the front of the community in the town center. The Village Green across the street from the Harborside pool is another larger green area with swings, a gazebo, and easy access to the walking trail that snakes through the woods between Harborside and Woodleigh Park. Sunset Park, a very popular community park, sits on the dam of Lake Carolina itself and offers stunning views of the water as you stroll along the trail the crosses the dam or sit in one of the swings facing the water. Several built in grills and picnic areas further invite residents to enjoy the beauty of Sunset Park.
While using a boat in Lake Carolina requires additional membership, two docks in Sunset Park and two docks at the boat ramp located next the bridge off Lake Carolina BLVD allow Lake Carolina residents to enjoy fishing year round or just sit and enjoy the view.
One popular spot in Lake Carolina is the town center which features an office building that leases space to several businesses, but also provides a live, work, play atmosphere without ever leaving the community. Several retail spaces provide Lake Carolina residents and visitors to enjoy shopping and dinning. A wine shop, an ice cream parlor, barber shop, dance studio, a convenience store, a pet groomer, and a Southern food restaurant all call the Lake Carolina town center home at present. Some spaces are purely retail and there are some town homes in the town center at Lake Carolina, while other building are a hybrid of the two and offer the unique ability to own a storefront on the bottom level and provides living space on the two upper floors.

Lake Carolina Master Association : is mandatory for all residents of Lake Carolina.
Lake Carolina Neighborhood Association : This is also mandatory for all residents of Lake Carolina.
Lake Carolina Amenity Association : This is optional for all residents and covers membership to the community pools.
Lake Carolina Lake Association : This is mandatory for home owners with lakefront property but optional for all other residents of Lake Carolina and allows members full use of the lake.
Lake Carolina Schools
School information is always important for every community in Columbia, SC and here in Lake Carolina residents are fortunate enough to have access to award winning Richland Two Schools. And when it comes to easy access, it does not get much better than having three of those schools, Lake Carolina Elementary Lower Campus, Lake Carolina Elementary Upper Campus, and Kelly Mill Middle School, all located within the Lake Carolina community itself.
Given the size of Lake Carolina, it is best to check the zoning of each neighborhood within the subdivision to determine exactly where a home is zoned to attend school. Richland Two does have a school choice program that allows parents to apply to send their student to a school within the district that their home is not zoned for, but transportation must be provided by parents.
